Choosing a city

The Olim map computes a match. This page says, for English-speaking Olim, what people actually weigh for Ra’anana, Modiin, Beit Shemesh, Jerusalem and Tel Aviv — without crowning a “best city”.

Rents below are the same indicative 2026 ranges already in the housing guide (empty flat, excluding Vaad Bayit and Arnona). The market moves. Visit. Do not sign from abroad on a WhatsApp video.

Before you sign

Five questions, in this order. An English-speaking community does not erase rent or the job.

  1. 1
Where will you work? — Tel Aviv and the centre pull English-language jobs. A local job in a smaller city needs more Hebrew. Remote work changes the map.
  2. 2
What rent can you carry? — A 3-room in central Tel Aviv is not a 3-room in Beit Shemesh. Ranges below. Add Arnona and Vaad Bayit.
  3. 3
School or not? — Gan and primary: education guide. An “Anglo” city does not always have the school you want. Call the school, not the Facebook group.
  4. 4
Spend three days there — A Shabbat, rush hour, a schoolyard. The Olim map helps you filter; it does not replace sidewalks.
  5. 5
Then the lease — Housing guide: guarantor, filmed check-in, meters. This page stops before you sign.
Five cities, English-speaking side

Not a ranking. This is what comes up most for Olim from the US, UK and other English-speaking countries. French-speaking Netanya and Ashdod are listed at the end so you do not mix the two maps.

  • Ra’anana / HerzliyaThe default family suburb north of Tel Aviv: English at school gates, commute to the centre. 3-room: ₪5,500–8,500 (housing-guide 2026 range).
  • ModiinBetween Tel Aviv and Jerusalem. Families, planned city, English-speaking pockets. Not in the housing-guide table — budget closer to Ra’anana than to Beer Sheva, and verify on Yad2.
  • Beit ShemeshLarge English-speaking religious communities, cheaper than the centre. Lifestyle is not Tel Aviv’s. Confirm the neighbourhood: they are not interchangeable.
  • JerusalemEnglish, French, religious and secular depending on the area — Rehavia is not Ramot. Higher cost, different pace. 3-room: ₪6,000–10,000.
  • Tel AvivJobs, wages, rents. The English-speaking scene is there; so is the price. Central 3-room: ₪8,500–13,000; TA suburbs: ₪6,000–9,000. Makes sense if the job is there; expensive as a “let’s see”.
Other cities, in one line
  • Netanya / AshdodThe French-speaking circuit. Useful if you want French in the street; less so if you came for an English-speaking school gate. Same rent band in the housing guide: 3-room ₪4,000–6,500.
  • HaifaCheaper (3-room: ₪3,500–5,500), mixed, fewer ready-made Anglo bubbles than Ra’anana.
  • Beer ShevaCheaper still, university, Hebrew. Rarely the first pick for an English-speaking family that wants community on day one.
Indicative rents 2026

Same table as the housing guide. ₪ / month, empty, excluding building fees. Check Yad2 and Madlan.

What not to do
  • Pick “where the Anglos are” onlyThe community helps month one. It does not pay the rent if the job is 90 minutes away.
  • Sign without seeingA Facebook group is not a check-in. Housing guide.
  • Ignore the schoolAn Anglo suburb does not automatically have your school. Call the school.
  • Skip HebrewEven in Ra’anana, city hall, Arnona and many clinics end in Hebrew. Ulpan stays on the plan.
