Agency fees (Tivout) — what you need to know

In Israel, agency fees are typically half a month to one month of rent + VAT (17%). By convention, each party (tenant + landlord) pays their own agent. Ask in writing who pays what before visiting.

  • Typical fees: 0.5 to 1 month rent + 17% VAT per side.
  • Some landlords list directly (Yad2 "Baalabayit") — no agency fees in that case.
  • Look for listings saying "ללא תיווך" (no agency) — you save the fees.
  • Never pay agency fees before signing the lease.

Zikhon Devarim: dangerous pre-agreement

A Zikhon Devarim is an informal pre-agreement (often a single sheet) signed between tenant and landlord before the official lease. Problem: it can carry legal weight and lock you in if you change your mind.

NEVER sign a Zikhon Devarim without reading the full lease first. If in doubt, have a lawyer review it before any signature.
  • A Zikhon Devarim can bind you even without a final lease signed.
  • If you sign and change your mind, the landlord may claim compensation.
  • Always wait for the full lease before signing anything.
The contract: be careful

In Israel, contracts are often one-sided. NEVER sign under pressure, no matter how strong the demand.

Have the contract translated by an expert.

Check the exit clause (60-day notice).

Photo every defect at move-in.

Verify that the path to the shelter is clear and that the Mamad door closes hermetically before signing.

Leaving your apartment
